About Our Client
Based in Central London, LCR is wholly owned by the Department for Transport (DfT) and specialises in the management, development and disposal of property assets within a railway context, and in particular property assets associated with major infrastructure projects. LCR was responsible for the delivery of High Speed 1 railway comprising of St Pancras International, Stratford International and Ebbsfleet Stations.
LCR's primary functions are to:
- Manage LCR's interests in strategic property joint ventures
- Manage, dispose or promote development as appropriate for a significant portfolio of non-operational rail related and a few operational properties
- Manage an administrative office estate which comprises 930,000 square feet of primarily office accommodation
- Provide specialist development advice to DfT as requested where LCR's skillset and experience can add value.
Job Description
The main focus and responsibilty for this position is to ensure the optimum and most efficient upkeep of the LCR's national portfolio of assets. Through the appointment, direction and monitoring of contractors as appropriate:
- Site inspections relating to planned and reactive maintenance, remedial works and engineering structures
- Project management from inception to completion
- Facilities management service lines including soft services and waste management
- Statutory compliance and H&S
Support the wider asset management team in analysing safety and asset management issues including strategic works programmes and reports.
In addition to the above you will also assist with the acquisition of new sites, and disposal of surplus lands. Where acquisition is planned ensure that the appropriate due diligence is undertaken.
Prepare budgets and cost estimates for the above activities, monitoring quality and delivery against budget.
The Successful Applicant
The ideal National Asset Manager will have a strong knowledge of building/property management and operations, applying Health and Safety measures, experience of communicating at all levels from senior stakeholders and directors to contractors.
Desirable qualifications include; NEBOSH, MRICS or BSc Building Surveying
However this role is more around the successful applicant being a self-starter and capable of working as an individual with good organisational and work planning skills. Is a problem solver and can confidently challenge existing ways of thinking and behaviours suggesting positive alternatives.
What's on Offer
A basic salary circa £55,000 + an excellent final salary pension + 26 days holiday + other additional company benefits
